The site occupies a very busy and highly prominently location at the junction of North Western Avenue (A41) and Purbrock Avenue fronting the Dome Roundabout at the junction with St Albans Road (412), a major arterial route into the town centre which is about a mile and a half to the south. North Western Avenue forms a major orbital route around the north of the town linking the M25 (Junction 19) to the M1 (Junction 5) and according to a Hertfordshire CC survey in 2006 has an annual average traffic flow of 33, 000 vehicles per day. Sainsbury’s and Asda both have superstores located adjacent to the roundabout and there is also a Shell petrol filling station incorporating a Mini Waitrose convenience store immediately opposite the site.

According to 2011 Census data the total population within 1 mile is 34,583, within 3 miles is 132,207 and within 5 miles 263,241 people. Average age is circa 38 years.
