Third Space, Everyman, Nela, 3812 Gallery, Duck & Dry, Adventures in Furniture, and Guillam Coffee House have all now opened their doors at the £3bn development. Each of the new arrivals are positioned across the building’s ground and lower-ground floors, with frontages on Queensway, Redan Place and Porchester Gardens.

Harlequin Watford recorded its highest-ever footfall in 2025, the first year during which the scheme completed a brand refresh that saw the return of its former name. The shopping centre delivered a year-on-year increase in footfall 12 months, setting a new all-time high for the centre with a total figure of 17.2 million visitors for the year. Harlequin Watford also recorded growth ahead of the wider market.

Recent openings include specialist brands Carmina Shoemaker, P. Johnson, and an expanded flagship for Thom Sweeney. These openings follow the arrival of menswear specialist Rivet & Hide in late 2024, and align with The Pollen Estate’s refreshed retail strategy.
