Teesside Park is the premier retail, leisure and entertainment destination built over 750,000 sq ft featuring high-street fashion, beauty, wellbeing, food and beverage and leisure alongside a beautiful public realm of green spaces, wildflower meadow, outdoor seating and children's play areas.

Visitors spend on average 73 minutes dwell time and visit 22 times a year. We have an 85% retail conversion that’s grown for the fourth year running.

The 9 million footfall saw visitors mixing big days out (19%) with regular top ups (19%) at its 44 retail stores, an average of £20 catering spend at 19 cafes and restaurants alongside the popular Hollywood Bowl and Showcase Cinema de Lux.

Teesside Park serves the Tees Valley towns (Middlesbrough, Stockton, Darlington, Hartlepool and Redcar) as well as surrounding regions including County Durham and North Yorkshire. Newcastle and York are an hour’s drive away. We offer 1,552 free parking spaces for up to four hours (including greener electric charging points and disabled and family spots) and we are served with five local bus routes. A further 2,000 long stay spaces are available in our restaurant and leisure car parks.

Almost 60,000 sq ft of new Leisure space due to open in 2024, with new arrivals to be announced soon. The Showcase Cinema de Lux is a huge draw for local families and students with concessions, big-screen theatre and dance events and accessible and autism-friendly screenings. Hollywood Bowl remains a popular destination and are currently refitting their unit. We host a Christmas market through December, summer enlivenment events for families including a Super Heroes event and nature trail, as well as Christmas events with our charity partners.
